How to Choose a Home Inspector
- Investigate. Although the state of Utah does not currently require a professional license, your inspector should belong to a professional organization, like InterNACHI (see www.nachi.org). Check your inspector’s certification and status there. Check with the better business bureau to ensure there are no negative reports or unresolved complaints.
- Ask. Check references. Your inspector should be able to provide the names of former clients whom you may contact for feedback. Also, real estate agents may offer opinions on the experience they have had with particular inspectors. Don’t be afraid to call the inspector and ask candid questions about his or her experience.
- Educate. Learn the different tools available to a home inspector and which ones are being offered for the inspection of your future home. For example, some inspectors charge extra for the use of Infrared Thermographic Imaging, a useful tool that often helps discover issues one cannot see with the naked eye.
- $$. Consider price along with the other research information. Knowing the competence, reputation, and equipment of the inspector can help you evaluate the actual value you are getting.
